Property Manager – Luxury Villa Portfolio

About the role

We are seeking a highly driven Property Manager to lead leasing, tenant relations, and operational performance for a premium compound of luxury villas. This role goes beyond traditional property management, focusing on modernizing operations, enhancing financial performance, and delivering measurable improvements year after year.

Key responsibilities

• Lead leasing of high‑end villas directly and through external agents.
• Build and maintain strong relationships with high‑profile tenants, ensuring exceptional service and retention.
• Oversee tenant onboarding, renewals, negotiations, move‑ins, and move‑outs.
• Log, track, and resolve tenant complaints, maintenance requests, and escalations.
• Introduce and implement modern property‑management technologies to improve visibility, responsiveness, reporting, and efficiency.
• Drive operational improvements through better procedures, controls, and vendor management.
• Deliver financial performance improvements versus approved budgets.
• Analyze operating costs and identify cost‑reduction opportunities without compromising quality.
• Implement preventative maintenance programs to reduce long‑term landlord costs.
• Coordinate and supervise maintenance teams, contractors, and service providers.
• Monitor occupancy, rental performance, collections, and overall portfolio profitability.
• Prepare monthly performance reports covering leasing activity, occupancy, tenant matters, operational improvements, and financial results.

Required profile

• Minimum 5 years of Bahrain real‑estate experience, preferably in luxury residential properties.
• Proven ability to improve property performance and implement technology‑driven solutions.
• Commercial mindset with strong negotiation, communication, and relationship‑management skills.
• Highly organized, proactive, detail‑oriented, and able to think like an owner.
