Fractional Chief Financial Officer (CFO) for Luxury Villa Development

About the role

We are seeking a high‑caliber Fractional Chief Financial Officer to act as the strategic financial architect for our fast‑growing portfolio of luxury villas and resort residences across Phuket, Koh Samui and future island locations. This senior leadership position focuses on capital deployment, financial modeling, and risk management rather than day‑to‑day accounting.

Key responsibilities

• Lead financial strategy for luxury villa developments, hotel resorts, and managed residences.
• Drive capital raising initiatives, including syndicated loans, presale financing, joint‑venture partnerships, private‑equity funding, and SPV structures for offshore investors.
• Develop and maintain advanced project‑finance models (DCF, Argus, waterfall structures) tailored to luxury real‑estate projects.
• Oversee treasury operations, seasonal cash‑flow forecasting, and currency hedging (THB/USD/EUR).
• Establish robust financial controls, risk frameworks, and ESG compliance for sustainable development.
• Collaborate with legal teams on land acquisition, off‑plan sales contracts, and hospitality JV agreements.
• Mentor and elevate the in‑house finance team through process automation and best‑practice implementation.

Required profile

• 15+ years of finance experience, including at least 7 years as CFO or SVP Finance in Thai luxury real‑estate or hospitality development.
• Proven track record managing projects valued between USD 10‑30 million.
• Big‑4 background (PwC, EY, Deloitte, KPMG) in real‑estate advisory or transaction services.
• Professional qualifications such as CPA, CFA, and an MBA in Finance.
• Native‑level English proficiency; French is a plus.
• Executive demeanor capable of engaging ultra‑luxury stakeholders and international partners.
