Operations Manager - Facilities & Maintenance

About the role

The Operations Manager oversees operational activities and manages facilities, applying best practices in supplier and customer relationship management, O&M optimization and building energy services. The goal is to improve the efficiency of managed assets, keep customer satisfaction high and support the company's business objectives.

Key responsibilities

• Contribute to the site operations strategy and deliver the operations strategy for contractual sites, meeting contractual commitments
• Lead the site operations team: set objectives, manage performance, develop and motivate staff, and give formal and informal feedback and appraisals
• Assist the Contract Manager in structuring the division efficiently and take part in budgeting and monitoring financial performance
• Manage site resources and standards, discuss site-specific budgets with customers (e.g. CAPEX) and advise on cost reduction and asset changes
• Monitor SLAs, supplier performance and service delivery, and evaluate service providers and contractors
• Monitor resource utilization across civil, mechanical, electrical, landscaping and inspection work
• Control maintenance contracts, preventive and corrective maintenance programs, and spot-check work on BMS, chillers, generators, HVAC and IT equipment
• Approve quotations, purchase orders and vendor contracts, and optimize the purchasing process
• Complete the annual leave plan, recommend contract scope revisions when site conditions change, and monitor subcontracting (fire systems, gas, emergency lighting, lifts, water treatment, tank cleaning)
• Ensure subcontractors comply with regulations (e.g. Civil Defense approvals) and audit them physically and documentally; run operational audits of staff and customers

Required profile

• Bachelor's degree in Electrical or Mechanical Engineering; CAFM knowledge is preferable
• 10-12 years of experience in operations management, including 4 years in a managerial role
• Exposure to maintenance and facilities management, including operations planning, HSEEQ, supplier and client relations, maintenance and contract management
