Director of Revenue – Pre‑Opening Hotel

About the role

The Director of Revenue (Pre‑Opening) will design and implement the hotel’s revenue strategy from scratch, ensuring a strong market position and a successful launch. Working closely with Sales, Marketing and Operations, you will build the commercial infrastructure, set pricing, and drive early bookings.

Key responsibilities

• Conduct competitive market analyses and feasibility studies to define positioning.
• Design rate architecture, corporate rates, seasonal yield strategies and upsell paths.
• Develop the opening‑year revenue plan with targets for ADR, occupancy and RevPAR.
• Configure and integrate PMS, RMS, CRS, channel manager and rate‑shop tools.
• Negotiate connections with GDS, OTA and wholesale distributors.
• Lead budgeting, business planning and KPI dashboard creation.
• Collaborate with Sales and Digital Marketing to accelerate pre‑booking.
• Monitor competitor launch actions and adjust strategy dynamically.
• Analyse daily rate‑shop reports, STR data and booking pace up to opening day.
• Transition the property to day‑to‑day dynamic yield management after launch.

Required profile

• Proven experience in hotel revenue management, preferably in pre‑opening environments.
• Strong analytical mindset with ability to build forecasting models.
• Excellent collaboration skills with sales, marketing and operations teams.
• Strategic thinker capable of setting long‑term revenue objectives.
