Group Property Manager

About the role

The Group Property Manager provides proactive, efficient and effective maintenance and operations management for all NBB Group properties, including NBB, BisB and overseas branches, to meet high service standards and protect the bank's assets. The role also covers group property projects such as overseas branches and donations.

Key responsibilities

• Oversee day-to-day management of the Bank's properties, ensuring compliance with CBB regulations, operational standards and safety requirements.
• Coordinate office space, project purchases and facility management to optimise costs and efficiency.
• Develop long-term property and facilities management plans aligned with the Bank's growth and efficiency goals, and oversee the property lifecycle from acquisition to disposal.
• Improve occupancy rates for Group-owned properties and manage the property management budget, including CAPEX and OPEX reporting.
• Prepare financial reports and forecasts on property investments, leases and maintenance costs, and track utility usage to promote energy efficiency.
• Deliver the group property project portfolio on time and within budget, conduct site inspections, manage handovers and snag lists, and oversee subcontractors and fit-outs.
• Support tendering, awarding and supervision of service contracts, and assess real estate opportunities such as branch expansions, consolidations and lease negotiations.
• Monitor maintenance contractors against KPIs and SLAs, maintain an asset register, run preventive maintenance for MEP equipment and ensure HSE compliance through regular inspections.

Required profile

• Bachelor's degree in Mechanical Engineering or a related discipline; a Master's degree in a related discipline is preferred.
• Minimum 5-6 years of practical experience in a bank, including 3 years in the same or a similar function.
